Taxes

Property Taxes on a Dahlonega Condo

The short answer

A Dahlonega condo is taxed like any Georgia home: 40 percent of fair market value as of January 1, less exemptions, times the millage. Each unit is its own parcel. To get a homestead exemption you must own and live in the condo on January 1; Lumpkin County asks you to file by April 1. The City’s 2026 rate is still a proposal.

Condo owners pay property tax on their own unit, the same way a house owner does. This guide covers how the bill is figured, what we could and could not confirm about the rates, the homestead rules and what changes when a condo sells. It prints adopted rates as adopted and labels proposals as proposals.

How the bill is figured

The assessment

  • Georgia property is taxed on an assessed value equal to 40% of fair market value. Official Code of Georgia (via FindLaw), checked 2026-10-19
  • Lumpkin County's 2026 tax flyer says value is set as of January 1 each year, assessed at 40%, and one mill equals $1 per $1,000 of assessed value. Lumpkin County, checked 2026-10-19

So the steps are: take the fair market value on your assessment notice, take 40 percent of it, subtract any exemptions, then multiply by the total mills and divide by 1,000. Every rate that applies to the parcel adds to the total.

Each unit is its own parcel

What the county records show

  • Lumpkin County's qPublic lists 32 parcels described 'THE SUMMIT OF DAHLONEGA #' plus a unit letter-number (buildings A through H, four units each) on Summit Drive, Summit Canyon Road, Summit View Spur and Summit Court, plus an association-owned clubhouse and common area parcel. qPublic Lumpkin County, checked 2026-10-19
  • qPublic shows ten parcels at 119 Boyd Circle labelled Unit A through Unit J, plus a parcel owned by Ida's Place Condominium Association. qPublic Lumpkin County, checked 2026-10-19

Look up your unit, not the complex. At both complexes the association owns a separate common-area parcel. Ask the association how the tax on that parcel is paid.

Lumpkin County property records (owner, parcel, legal description, assessed value) are on qPublic, linked from the county Tax Commissioner page. (qPublic Lumpkin County, checked 2026-10-19)

On the parcel record, check four things: the legal description names your unit, the owner and mailing address match the seller, the tax district shows whether the parcel is inside the city, and the assessment history shows the recent values. Then open the tax bill for the same parcel and see which exemptions it carries.

Millage rates

City of Dahlonega

The Census geocoder places The Summit of Dahlonega (315 Summit Dr), Ida's Place (119 Boyd Cir) and Crown Mountain Place inside the Dahlonega city limits. (U.S. Census Bureau Geocoder, checked 2026-10-19)

Both residential condominiums are inside the city, so the City’s rate applies to their units along with the county and school rates.

City net M&O millage

  • The City of Dahlonega's net M&O millage rate was 3.701 mills for 2025 (5.508 in 2021). City of Dahlonega, checked 2026-10-19
  • For 2026 the City's notice shows a net M&O rate of 3.464 mills, to be set at a council meeting on Monday, Oct. 19, 2026 at 4:00 PM. Treat 3.464 as proposed until adoption is confirmed. City of Dahlonega, checked 2026-10-19

Treat the 2026 City figure as proposed until the City posts the adopted rate. The notice is on the City’s tax levy history page.

Lumpkin County and school rates

The Dahlonega Nugget reported (Aug. 27, 2026) that the Lumpkin County Board of Commissioners published notice of intent to roll back the 2026 millage rate for the unincorporated area. The figures were behind a paywall. (The Dahlonega Nugget, checked 2026-10-19)

We could not verify the adopted 2026 county or school rates from a primary source, so we do not print them. Get the current rates from the Lumpkin County Tax Commissioner, and do not add the City figure to a county total you have not confirmed. The simplest check is the seller’s last tax bill, read with the cautions below.

Homestead exemption

Who qualifies and when to file

  • To get a Georgia homestead exemption for a tax year, you must own the home and live in it as your legal residence on January 1 of that year. Georgia Dept. of Revenue, checked 2026-10-19
  • Lumpkin County's 2026 tax flyer says homestead applications are filed with the County Tax Commissioner up to and including April 1; applications received later may be applied to the next year's bill. Lumpkin County, checked 2026-10-19
  • Georgia DOR says taxpayers can now apply for homestead beyond the historic April 1 deadline, up to the end of their 45-day window to appeal the assessment notice. Georgia Dept. of Revenue, checked 2026-10-19

In plain terms: to get a homestead exemption for a tax year, you must own and live in the condo on January 1 of that year. Lumpkin County asks you to file with the Tax Commissioner by April 1. If you miss it, ask the Tax Assessors whether a late filing within your assessment-appeal window is accepted. A second home does not qualify, because it is not your legal residence on January 1.

Once you have it

  • Lumpkin County's flyer describes the standard homestead exemption as $2,000 deducted from the 40% assessed value. Lumpkin County, checked 2026-10-19
  • Once granted, a Georgia homestead exemption renews automatically as long as the owner keeps living there; a new owner must apply for their own. Official Code of Georgia (via FindLaw), checked 2026-10-19

Second-home buyers

If the condo will be a weekend place and your legal residence is elsewhere, plan on a bill with no homestead exemption. Budget for the full amount from the start, and keep the exemption at your main home, since a homestead belongs to the place you actually live on January 1.

Read homestead exemption on a Dahlonega condo for the timing when you buy partway through a year. The state rules are on the Georgia DOR homestead page and the county’s are in its tax information flyer.

Your assessment notice and appeals

In Lumpkin County, an owner who disagrees with an assessment notice may appeal within 45 days. (Lumpkin County, checked 2026-10-19)

Open the notice when it arrives and check the value. If you disagree, the 45-day window is short, so mark the date.

When a condo sells

The seller’s exemptions do not come with the unit. A new owner applies for their own homestead, and your bill may differ from the seller’s. So do not budget from the seller’s bill alone. Ask your closing attorney how this year’s tax is split at closing.

Unpaid condo assessments are a personal debt of the owner and a lien on the unit that ranks ahead of all other liens except property taxes, a first-priority mortgage (and mortgages recorded before the declaration), the lessor's lien under § 44-3-86, and certain secondary purchase-money mortgages. (Official Code of Georgia (via FindLaw), checked 2026-10-19)

Property taxes rank ahead of the association’s lien, which is one more reason the closing attorney checks for unpaid taxes on the unit.

Georgia's real estate transfer tax is $1.00 for the first $1,000 of the price and 10 cents per additional $100 (i.e., $1 per $1,000). (Official Code of Georgia (via FindLaw), checked 2026-10-19)

The statute sets the rate. Who pays it is a contract question; ask your agent.

Working an estimate before you offer

  1. Use your expected price as a stand-in for fair market value.
  2. Take 40 percent of it.
  3. Subtract the exemptions you will have that year. In your first year that may be none.
  4. Get the current county, school and City rates and add them up.
  5. Multiply the taxable value by the total mills and divide by 1,000.
  6. Compare with the seller’s bill and expect yours to differ.

If your lender collects taxes in escrow, ask how it made the estimate. A figure based on the seller’s bill can run low once the value resets and the seller’s homestead falls off.

Questions to ask before you offer

  • Is the unit inside the city? Read the tax district on the parcel record.
  • Which exemptions are on the seller’s bill? They belong to the seller, not to you.
  • Was last year’s bill paid in full, and how will this year’s be split at closing?
  • When will you be living there? If it is your home on January 1, plan to file for homestead that spring.
