Condos in Dahlonega, assayed before you buy.

Dahlonega has very few legal condominiums. On our last check we could confirm two, The Summit of Dahlonega and Ida’s Place, both inside city limits. Many homes advertised as condos here are townhomes on their own lots. This guide shows you how to tell the difference and what to check on a real condo: the declaration, FHA and VA status, insurance, assessments, rental rules and taxes.

The assay

Two verified condominiums. Plenty of look-alikes.

Dahlonega has thousands of homes but very few legal condominiums. We could confirm two in the city, each with an active condominium association and unit-numbered county parcels. Townhomes on their own lots are often advertised as condos; the paperwork decides which you are buying.

The Census geocoder places The Summit of Dahlonega (315 Summit Dr), Ida's Place (119 Boyd Cir) and Crown Mountain Place inside the Dahlonega city limits. (U.S. Census Bureau Geocoder, checked 2026-10-19)

Verified condominium · inside the city

The Summit of Dahlonega

The one Dahlonega complex confirmed by an active condominium association, unit-numbered county parcels, a HUD record and a VA acceptance.

  • Active condominium association
  • About 32 units per county records
  • VA accepted (May 2022)
  • Not on HUD’s approved list

Trade-off: HUD’s list shows its last FHA single-unit submission as rejected (2022), and we have not read its declaration, so rental and pet rules are unknown until you get the documents.

Verified condominium · near downtown

Ida’s Place

A small near-downtown condominium at 119 Boyd Circle (units A-J) with an active condominium association formed in 2020.

  • Association formed 2020
  • Ten units (A to J) per county records
  • A few blocks from the square
  • Not on the VA list

Trade-off: A small association: ten owners share every repair bill, and HUD’s list shows its last FHA single-unit submission as rejected (2022).

Reference point · the historic district

The public square

The historic square around the 1836 courthouse (now the Gold Museum), inside the National Register-listed Dahlonega Commercial Historic District.

  • 1836 courthouse, now the Gold Museum
  • National Register district (1983)
  • City of Dahlonega

Trade-off: No verified residential condominium sits on the square itself; upstairs units downtown can be apartments, offices or something else, so check the legal description.

Decision tool 1

Is it really a condo?

In Dahlonega, many homes advertised as condos are townhomes on their own lots. Answer five questions from the listing, the parcel record and the seller’s papers, and we will tell you which way the evidence points.

1 / 5 What does the legal description call it?
2 / 5 What is the association’s registered name?
3 / 5 What does the county parcel record show?
4 / 5 Who insures the roof and exterior walls?
5 / 5 Who owns the ground under the home?

This is an editorial reading of common document signals, not a legal opinion. The recorded declaration, plat and plans decide what you are buying; your closing attorney can confirm.

City permission to rent short-term does not override a condo declaration. Read the declaration first.

Run the full checklist

01

FHA

No Lumpkin project is on HUD’s approved list.

On Oct. 19, 2026, HUD's FHA condominium list showed three records for Lumpkin County and none with an 'Approved' status. The two Dahlonega records (Ida's Place and The Summit of Dahlonega) show 'Rejected Single-Unit Approval'; the third (The Heritage) shows 'Rejected'.

Rentals

The declaration, not the City, has the last word.

Every Georgia condominium declaration must state any restrictions on the general use of the condominium, or state that there are none. Rental limits, if any, are found here and in later amendments.

03

Insurance

Know where the master policy stops.

The association must carry property insurance at full replacement cost on all buildings, including common elements, foundations, roofs, exterior walls, windows and doors, and (for each unit) the HVAC, drywall, and original-grade floors, cabinets, plumbing and electrical fixtures and kitchen/laundry appliances.

04

Back dues

Ask in writing for unpaid assessments.

A buyer under contract (or a lender) can make a written request to the association's registered office for a statement of past-due assessments. If the association does not furnish it within five business days, the lien is extinguished as to that buyer or lender. The association may charge up to $10 if its instruments allow.

05

Condo or not

A lot on a plat is not a condo unit.

Under the POA Act, owners own a 'lot' shown on a recorded subdivision plat; in a condominium they own a 'unit' plus an undivided share of the common elements. That is the core legal difference between a fee-simple townhome in an HOA and a condo.

Taxes

Own and live there on January 1.

To get a Georgia homestead exemption for a tax year, you must own the home and live in it as your legal residence on January 1 of that year.

Buyer questions

Straight answers, with the source.

The questions Dahlonega condo buyers ask most, answered from Georgia law and city, county and federal records.

How many condominiums are there in Dahlonega?

Very few. On Oct. 19, 2026 we could confirm two residential condominiums inside the city: The Summit of Dahlonega and Ida’s Place, each with an active condominium association on the Georgia Secretary of State register and unit-numbered county parcels.

What makes a property a condominium in Georgia?

Under the Georgia Condominium Act, property is a condominium only if the owners hold undivided interests in the common elements, and it comes into existence when its declaration, plats and plans are recorded.

What is the difference between a condo and a townhome in Georgia?

In a condominium you own a unit plus an undivided share of the common elements. In a townhome community under the Property Owners’ Association Act, you own a lot shown on a recorded subdivision plat.

Is any Dahlonega condo FHA-approved?

No Lumpkin County project showed an Approved status on HUD’s FHA condominium list on Oct. 19, 2026. Both Dahlonega records show “Rejected Single-Unit Approval” (2022). An FHA lender can tell you whether a new single-unit approval is possible.

Can I rent my Dahlonega condo on Airbnb?

It depends on three layers. City zoning lets short-term rentals operate in every district except R-1, with an annual City license. The condo declaration must state its use restrictions, and it can be stricter than the City. Read the declaration and its recorded amendments first.

What does a condo master policy cover in Georgia?

Georgia law makes the association insure the buildings at full replacement cost: common elements, foundations, roofs, exterior walls, windows and doors, and for each unit the HVAC, drywall and original-grade floors, cabinets, fixtures and appliances.

Source: Official Code of Georgia (via FindLaw)

When do I have to own a condo to get the homestead exemption?

You must own it and live in it as your legal residence on January 1 of the tax year. Lumpkin County asks you to file with the Tax Commissioner by April 1; if you miss it, ask whether a late filing within your assessment-appeal window is accepted.
