Who publishes this guide
Dahlonega Condos is published by Gold Peach Realty, a real estate brokerage serving North Georgia. The listings on the site come from Gold Peach Realty’s brokerage feed. We are not a government site, and we are not affiliated with the City of Dahlonega, Lumpkin County, the University of North Georgia, HUD, the VA or any condominium or homeowners’ association.
Why a condo guide starts with “very few”
Dahlonega has very few legal condominiums. When we checked on Oct. 19, 2026, we could confirm two residential condominiums, both inside the city limits. Many homes advertised as condos here are townhomes on their own lots. That is not a criticism of them; it just changes what you own, how you insure it and which loans work. Our job is to help you tell the difference and check the right records before you sign.
How we check facts
- We go to the primary record. Georgia condominium law comes from the Georgia Code; FHA status from HUD’s condo lookup; VA status from the VA condo report; associations from the Georgia Secretary of State register; parcels from Lumpkin County’s qPublic; short-term rental and zoning rules from the City and county codes; tax rules from the Georgia Department of Revenue and the county.
- A complex is listed as a condominium only when at least two independent primary records point to one, such as an active condominium association and unit-numbered county parcels, or a HUD or VA condo record.
- Every fact on the site shows its source and the date we checked it. Pages show a “last checked” date.
- Where a source was out of date or unclear, we say so. When two official sources disagree, we print both with their dates.
- Population and housing numbers come from the U.S. Census Bureau, with the survey and year named, and survey estimates are labelled as estimates.
- Drive times are route estimates from the open-source OSRM router, without traffic, and say so wherever they appear.
What we do not publish
- Association dues, special assessments, reserve balances or budgets for any complex. Those come from the association’s own documents.
- Prices, “condos sell for” figures, medians, days on market or price trends. We did not find a dated primary source for any of them.
- Whether a particular complex allows short-term or long-term rentals. That lives in its recorded declaration, which we could not open, and City or county permission does not override it.
- Any FHA or VA status beyond what HUD’s and the VA’s own lists show, with their dates. Your lender reviews the project.
- Amenities, pet rules, unit counts beyond attributed county records, school assignments, flood zones, or the names of owners and association officers.
Instead, each guide shows you which document answers the question and where to ask for it. Start with the condo buyer checklist or the is-it-really-a-condo tool.
Who writes it
The Dahlonega Condos Editorial Team. AI tools help us draft; people check every fact before it publishes. We do not publish invented author names, testimonials, listings or market statistics.
Listings and sponsorship
Listings come only from Gold Peach Realty’s brokerage feed. We may add clearly labelled local sponsor spots in future; none are sold today, and sponsors will never change what a guide says.
Corrections
See something out of date? Tell us and we will check it against the source.
Rules, rates and approvals change. Every rule on this page links to the office or statute that sets it; confirm with that source before you rely on it.
