The two verified condominiums

Dahlonega Condo Complexes

The short answer

We could confirm two residential condominiums in Dahlonega: The Summit of Dahlonega on Summit Drive and Ida’s Place at 119 Boyd Circle. Each has an active condominium association, unit-numbered county parcels and a HUD condo record. Here is what the public records show for each, what they do not show, and the names we checked that did not hold up as condos.

A complex makes this page only when at least two independent public records point to a condominium: a Georgia Secretary of State association named as a condominium association, county parcels described as units of that condominium, or a HUD or VA condo record. We did not open the recorded declaration for either complex, because Lumpkin County deed records sit behind a login. That document is still the final word, so ask for it.

The Summit of Dahlonega

The Summit sits off Summit Drive, northeast of downtown and inside the city limits. It is the one Dahlonega complex where every kind of record we checked points the same way. County records show about 32 unit parcels across four streets, in buildings lettered A through H, plus a common-area parcel owned by the association.

The Summit of Dahlonega in the records

  • The Summit of Dahlonega Condominium Association is an active Georgia nonprofit corporation (control no. 07015699), formed 2/13/2007, principal office 264 Summit Drive, last annual registration 2026. Georgia Secretary of State, checked 2026-10-19
  • Lumpkin County's qPublic lists 32 parcels described 'THE SUMMIT OF DAHLONEGA #' plus a unit letter-number (buildings A through H, four units each) on Summit Drive, Summit Canyon Road, Summit View Spur and Summit Court, plus an association-owned clubhouse and common area parcel. qPublic Lumpkin County, checked 2026-10-19

FHA and VA records

HUD and VA reviewed The Summit separately in 2022 and reached different results. Report each with its date; neither is a blanket approval. HUD’s list shows the last single-unit submission as rejected. VA accepted the project in its May 2022 review, after rejecting an earlier review in 2021.

Federal condo lists for The Summit

  • HUD lists THE SUMMIT OF DAHLONEGA (Condo ID A013606, 264 Summit Dr) with status 'Rejected Single-Unit Approval', status date 11/30/2022, FHA concentration 3.12%, no expiration date. HUD FHA condo list, checked 2026-10-19
  • The VA condo report lists THE SUMMIT OF DAHLONEGA (315 Summit Dr, development ID 000326) as 'Accepted Without Conditions', review completed May 9, 2022. VA condo report, checked 2026-10-19
  • An earlier VA review of THE SUMMIT OF DAHLONEGA (370 Summit Dr, development ID 000301) shows 'Rejected', review completed Nov. 10, 2021. VA condo report, checked 2026-10-19

For a buyer, that means a VA loan is worth asking a VA lender about, and an FHA loan depends on whether a lender can get a new single-unit approval for that one unit. See FHA and VA condo approval.

What we could not confirm

A county parcel name mentions a clubhouse, but we found no association website or declaration to confirm today’s amenities, dues, pet rules or leasing rules, so we print none of them. We also did not confirm the City zoning district of these parcels, which matters for short-term rentals. Ask the association for the declaration, budget and rules.

The Summit of Dahlonega

The one Dahlonega complex confirmed by an active condominium association, unit-numbered county parcels, a HUD record and a VA acceptance.

  • Active condominium association
  • About 32 units per county records
  • VA accepted (May 2022)
  • Not on HUD’s approved list

Trade-off: HUD’s list shows its last FHA single-unit submission as rejected (2022), and we have not read its declaration, so rental and pet rules are unknown until you get the documents.

Ida’s Place

Ida’s Place is a small complex at 119 Boyd Circle, near downtown and inside the city limits. Its condominium association was formed in 2020, and county records show ten units lettered A through J plus a parcel owned by the association.

Ida’s Place in the records

  • Ida's Place Condominium Association, Inc. is an active Georgia nonprofit corporation (control no. 20016283), formed 1/28/2020, principal office 119 Boyd Cir. Georgia Secretary of State, checked 2026-10-19
  • qPublic shows ten parcels at 119 Boyd Circle labelled Unit A through Unit J, plus a parcel owned by Ida's Place Condominium Association. qPublic Lumpkin County, checked 2026-10-19
  • HUD lists IDA'S PLACE (Condo ID A013302, 119 Boyd Cir) with status 'Rejected Single-Unit Approval', status date 07/11/2022, FHA concentration 0.00%. HUD FHA condo list, checked 2026-10-19

One detail is unusual. The county record gives each unit its own small acreage, which is more typical of a townhome lot than a condo unit. We list Ida’s Place as a condominium because of the registered condominium association and the HUD record, but the declaration was not read. Have your closing attorney confirm the legal form before you rely on it.

Ida’s Place does not appear on the VA condo report, and HUD’s list shows its last single-unit submission as rejected in 2022. We have no source for its dues, amenities or rental rules.

  • Association formed 2020
  • Ten units (A to J) per county records
  • A few blocks from the square
  • Not on the VA list

Trade-off: A small association: ten owners share every repair bill, and HUD’s list shows its last FHA single-unit submission as rejected (2022).

No Lumpkin County project shows as FHA approved

On Oct. 19, 2026, HUD's FHA condominium list showed three records for Lumpkin County and none with an 'Approved' status. The two Dahlonega records (Ida's Place and The Summit of Dahlonega) show 'Rejected Single-Unit Approval'; the third (The Heritage) shows 'Rejected'. (HUD FHA condo list, checked 2026-10-19)

That status can change, and FHA can still look at one unit at a time. An FHA lender can tell you whether a new single-unit approval is possible. You can check the list yourself on HUD’s condo lookup and the VA condo report.

What we checked and could not confirm

Other names come up when people talk about Dahlonega condos. Here is what the records showed when we looked.

A commercial condominium

Crown Mountain Place Condominium Association, Inc. (active, formed 6/28/2002, 81 Crown Mountain Place) appears to be an office/commercial condominium: qPublic lists units A100-E300 at 81 Crown Mountain Place owned by businesses such as a bank and a medical practice. (Georgia Secretary of State, checked 2026-10-19)

Crown Mountain Place is a real condominium association, but its units appear to be offices and businesses. It is not a place to buy a home.

Dissolved associations

Three other Dahlonega-address condominium entities on the GA Secretary of State register are not active: Post Office Square Condominium Association (Admin. Dissolved, formed 2005), The Laurel-Dahlonega Condominium Association (Admin. Dissolved, formed 2020) and Turner Road Condo Association, LLC (Admin. Dissolved, formed 2020). (Georgia Secretary of State, checked 2026-10-19)

A dissolved association is not a residential condo option today, and we could not tie any of these names to housing units.

Names we could not verify as condos

No Georgia Secretary of State condominium association with a Dahlonega address was found for 'Brookstone', 'Rock Pointe' or 'HawksNest/Hawks Nest' on Oct. 19, 2026. (Georgia Secretary of State, checked 2026-10-19)

Brookstone, Rock Pointe and HawksNest Commons may be described as condos in listings or conversation, but we found no condominium association for them with a Dahlonega address, and their legal form is unverified. The Village at Crown Mountain is registered as a homeowners association, which fits townhomes. Mountain Park, River Knoll and Falcon Landing did not appear in our full scan of condominium names. None of these is listed here as a condo. If you are looking at a home in one of them, run the Is it really a condo? check and ask for the recorded documents.

Before you rely on any of this

Records change. Associations dissolve and re-form, HUD and VA statuses update, and a declaration can be amended. Use this page to know what to ask, then confirm with the association, your lender and your closing attorney. The condo buyer checklist lists who answers each question, and the current listings show what is on the market today.

Very few. On Oct. 19, 2026 we could confirm two residential condominiums inside the city: The Summit of Dahlonega and Ida’s Place, each with an active condominium association on the Georgia Secretary of State register and unit-numbered county parcels.
