With a condo, the lender underwrites two things: you, and the condominium project. A project that does not meet the lender’s rules can stop a loan even when the borrower qualifies. In Dahlonega, where only two residential condominiums turned up in our research, it pays to know the loan path before you write an offer. This guide shows what the federal lists say and what each loan type looks at.
What HUD’s FHA list shows
HUD FHA condominium list, Lumpkin County
- On Oct. 19, 2026, HUD's FHA condominium list showed three records for Lumpkin County and none with an 'Approved' status. The two Dahlonega records (Ida's Place and The Summit of Dahlonega) show 'Rejected Single-Unit Approval'; the third (The Heritage) shows 'Rejected'. HUD FHA condo list, checked 2026-10-19
- HUD lists THE SUMMIT OF DAHLONEGA (Condo ID A013606, 264 Summit Dr) with status 'Rejected Single-Unit Approval', status date 11/30/2022, FHA concentration 3.12%, no expiration date. HUD FHA condo list, checked 2026-10-19
- HUD lists IDA'S PLACE (Condo ID A013302, 119 Boyd Cir) with status 'Rejected Single-Unit Approval', status date 07/11/2022, FHA concentration 0.00%. HUD FHA condo list, checked 2026-10-19
In plain terms: neither Dahlonega condominium on HUD’s list is an approved FHA project, and HUD’s list shows their last single-unit submissions as rejected in 2022. That record does not mean an FHA loan can never be made there. It means an FHA lender would need a new single-unit approval for the unit you want, and that is decided loan by loan. You can search the list yourself on HUD’s condominium lookup.
How FHA single-unit approval works
Single-Unit Approval
- FHA can insure a loan on a unit in a non-approved condo project through 'Single-Unit Approval' if the project is complete, has at least five units, is not manufactured housing, and FHA-insured loans stay within 10% of units (projects of 10+ units) or two units (projects under 10 units). HUD FHA condo list, checked 2026-10-19
- Federal regulation 24 CFR 203.43b(i) limits Single-Unit Approval to units not in a project on the FHA-approved list, in complete projects with at least five dwelling units, and not manufactured homes. eCFR (24 CFR 203.43b), checked 2026-10-19
- HUD Handbook 4000.1 requires a condo project used for a Single-Unit Approval to have owner occupancy of at least 50% of total units. HUD Handbook 4000.1, checked 2026-10-19
To be FHA-approvable, a condo project must be primarily residential and not intended for transient or hotel rental. (eCFR (24 CFR 203.43b), checked 2026-10-19)
Each of those tests is about the whole project, not your unit. Owner occupancy, the share of FHA loans already in the project and whether units are run like a hotel all count. The HUD Handbook figure dates from a 2019 revision, so your lender confirms the current requirements. Our article on an FHA loan on a Dahlonega condo covers the steps in more detail.
What the VA condo report shows
VA condo report, Lumpkin County
- The VA condo report lists THE SUMMIT OF DAHLONEGA (315 Summit Dr, development ID 000326) as 'Accepted Without Conditions', review completed May 9, 2022. VA condo report, checked 2026-10-19
- An earlier VA review of THE SUMMIT OF DAHLONEGA (370 Summit Dr, development ID 000301) shows 'Rejected', review completed Nov. 10, 2021. VA condo report, checked 2026-10-19
- On Oct. 19, 2026 the VA condo report returned only The Summit of Dahlonega for Lumpkin County (two records). No other Dahlonega condo appears on the VA list. VA condo report, checked 2026-10-19
So VA accepted The Summit of Dahlonega in its May 2022 review, after an earlier rejection in 2021. The HUD and VA records are from different agencies with different rules, and both are true at once. Do not read one as a verdict on the other. Ida’s Place does not appear on the VA report. Search it yourself on the VA condo report, and have your VA lender confirm the project status for your unit.
Conventional loans and Fannie Mae project review
For an attached unit in an established condo project, Fannie Mae's Selling Guide (B4-2.1-01, dated 08/05/2026) allows a Full Review, an FHA project approval (HUD Review and Approval Process only), or a Fannie Mae streamlined PERS review. (Fannie Mae Selling Guide, checked 2026-10-19)
Fannie Mae treats a condo as 'established' when at least 90% of units have been sold to buyers, the project is 100% complete, no more phases can be added and the developer has turned over HOA control. (Fannie Mae Selling Guide, checked 2026-10-19)
Notice that the current Selling Guide lists a Full Review, an FHA project approval or a streamlined review. A “limited review” is not on the current list, so do not plan around one. Your lender chooses the method and runs it.
What a Full Review checks
- A Fannie Mae Full Review also checks that the association budget funds replacement reserves of at least 10% (or that an acceptable reserve study supports a different amount). Fannie Mae Selling Guide, checked 2026-10-19
- Under a Fannie Mae Full Review, no more than 15% of units may be 60 or more days late on HOA dues. Fannie Mae Selling Guide, checked 2026-10-19
- Fannie Mae treats a project as ineligible 'single-entity ownership' if one owner holds more than 2 units in an 11-20 unit project, or more than 20% of units in a project of 21 or more. Fannie Mae Selling Guide, checked 2026-10-19
- Fannie Mae caps commercial or mixed-use space at 35% of a condo project or its building. Fannie Mae Selling Guide, checked 2026-10-19
Fannie Mae will not buy loans in condo projects run like hotels or motels, including projects that require owners to put units in a rental pool or that offer hotel-type services such as registration desks and daily or short-term rentals. (Fannie Mae Selling Guide, checked 2026-10-19)
Fannie Mae waives the full project review (basic requirements still apply) for detached condo units and for units in two- to ten-unit condo projects not part of a larger development or master association. (Fannie Mae Selling Guide, checked 2026-10-19)
We do not say whether any Dahlonega complex passes these tests. That is the lender’s project review, and it depends on the association’s current budget, owner list and questionnaire. Read the full guide on Fannie Mae’s Selling Guide.
FHA, VA and conventional side by side
| FHA | VA | Conventional (Fannie Mae) | |
|---|---|---|---|
| Who reviews the project | HUD (project approval) or the lender (single-unit approval) | VA | The lender, using Fannie Mae’s methods |
| Where to look | HUD condominium lookup | VA condo report | No public list; ask the lender |
| Dahlonega records today | No approved project in Lumpkin County; both Dahlonega records show rejected single-unit submissions (2022) | The Summit of Dahlonega accepted (May 2022); no other Dahlonega condo listed | Not public |
| Project tests | Complete project, five or more units, FHA loan concentration cap, owner occupancy, not a hotel-style project | Set by VA’s review | Reserves, delinquency, single-entity ownership, commercial space, no condotels |
| First question to ask | Can you request a single-unit approval for this unit? | Is the project still accepted for my unit? | Which review will you run, and what do you need from the association? |
Questions to ask your lender before you offer
- Which review applies to this unit, and how long does it take?
- Which association documents do you need: a questionnaire, the budget, the master insurance certificate, the owner-occupancy count?
- Who pays any association fee for completing the questionnaire, and how fast does the association answer?
- If the project review fails, what other loan types are open to me?
- Can my financing contingency cover the project review, not only my own approval?
Then call the association or its manager early and ask how quickly it can return a lender questionnaire. A slow answer can cost you your due-diligence window.
Timing the review
Project reviews add steps you do not control. The association has to answer a questionnaire, the lender has to read the budget and insurance, and an FHA single-unit request has its own paperwork. Build that time into the contract. If the review is still open near the end of your due-diligence period, ask your agent about an extension in writing before the deadline, not after it.
Cash buyers
Paying cash skips the project review, but not the reasons it exists. Read the budget, the reserves and the minutes yourself. Keep in mind that a future buyer of your unit may need a loan, and the same project rules will apply to them. See condo dues and reserves.
Questions buyers ask
Is any Dahlonega condo FHA-approved?
No Lumpkin County project showed an Approved status on HUD’s FHA condominium list on Oct. 19, 2026. Both Dahlonega records show “Rejected Single-Unit Approval” (2022). An FHA lender can tell you whether a new single-unit approval is possible.

Can I use a VA loan on a Dahlonega condo?
The VA condo report lists The Summit of Dahlonega as “Accepted Without Conditions” in a review completed May 9, 2022. It returned no other Lumpkin County project, so for any other complex ask a VA lender about a project review.

What is FHA single-unit approval?
It lets FHA insure a loan on one unit in a project that is not on the approved list, if the project is complete, has at least five units, is not manufactured housing, and FHA loans stay within 10% of units (or two units in projects under 10).
