Buying a Condo Near UNG in Dahlonega

The short answer

Parents and faculty often look for a condo near the University of North Georgia’s Dahlonega campus. Both verified Dahlonega condo complexes are about 5 minutes from campus with no traffic (OSRM estimate). Before you buy for a student, read the declaration’s leasing and occupancy rules, decide whose name goes on the deed, and know that homestead only applies to the owner’s own residence.

UNG and Dahlonega

The University of North Georgia’s Dahlonega campus sits a few blocks from the square, and its Corps of Cadets is based there. Many parents and faculty start a Dahlonega search here.

UNG from its own pages

  • UNG's Dahlonega campus address is 82 College Circle, Dahlonega, GA 30597; the campus dates to 1873. University of North Georgia, checked 2026-10-19
  • The University of North Georgia enrolled a record 20,317 students in fall 2025; UNG's Quick Facts put 39.0% of students at the Dahlonega campus. University of North Georgia, checked 2026-10-19
  • UNG is one of only six federally designated senior military colleges, and its Corps of Cadets is based on the Dahlonega campus. University of North Georgia, checked 2026-10-19

Near campus you will see buildings that look like condos but may be apartments or student housing. Student housing that is run as rentals is not a condominium you can buy a unit in, whatever a listing calls it.

The two verified complexes and the campus

Both condominiums we could verify sit inside the city limits and close to campus.

Leasing to a student: the declaration decides

If you plan to let a student live in the unit, or rent the other bedrooms to roommates, the first document to read is the declaration and its recorded amendments. Rental limits, if any, live there, and owners can change them.

Where rental rules come from

  • Every Georgia condominium declaration must state any restrictions on the general use of the condominium, or state that there are none. Rental limits, if any, are found here and in later amendments. Official Code of Georgia (via FindLaw), checked 2026-10-19
  • Georgia condominium instruments are generally amended only with the agreement of owners holding two-thirds of the association vote (or a larger majority if the instruments require it). From July 1, 1990, no amendment may require more than 80% of the owner vote. Official Code of Georgia (via FindLaw), checked 2026-10-19
  • A condominium amendment takes effect only when it is recorded (or on a later date stated in it). Official Code of Georgia (via FindLaw), checked 2026-10-19

We do not know the leasing rules at either verified complex. Ask the association for the declaration, the rules and any pending amendment before you go under contract. Leasing month to month for a semester is different from a short-term rental, which in the city means stays of 30 days or less and needs its own license.

In the City of Dahlonega, a short-term rental means renting all or part of a dwelling (or another non-hotel structure) for 30 consecutive days or less. (City of Dahlonega Code, checked 2026-10-19)

Financing a parent purchase

FHA and VA loans are tied to the project’s status. No Lumpkin County project shows as approved on HUD’s list, and VA accepted only The Summit in its May 2022 review. Lenders also look at owner occupancy, which matters in a college town where many units are rented.

Loan rules that touch rented units

  • HUD Handbook 4000.1 requires a condo project used for a Single-Unit Approval to have owner occupancy of at least 50% of total units. HUD Handbook 4000.1, checked 2026-10-19
  • Fannie Mae treats a project as ineligible 'single-entity ownership' if one owner holds more than 2 units in an 11-20 unit project, or more than 20% of units in a project of 21 or more. Fannie Mae Selling Guide, checked 2026-10-19

Your lender confirms current requirements for the specific unit. Our guide to FHA and VA condo approval explains the lists.

Homestead and the student’s address

Homestead is for the owner’s legal residence. If a parent owns the condo and a student lives in it, the parent’s home elsewhere is the parent’s residence, so the condo usually will not qualify.

To get a Georgia homestead exemption for a tax year, you must own the home and live in it as your legal residence on January 1 of that year. (Georgia Dept. of Revenue, checked 2026-10-19)

If the owner does live there, the condition is the same as anywhere in Georgia: own and live in it on January 1, then file. Lumpkin County asks for filing by April 1; ask the Tax Assessors about a late filing within the appeal window. See homestead on a Dahlonega condo.

Utilities and insurance for a student unit

Ask the seller for recent water and sewer bills to see who provides service; we do not assume any condo is on City water. If a student will live there, tell your insurance agent. Your HO-6 covers what the master policy does not, and your student’s own belongings may need their own cover.

A condo is usually insured under two policies: the association's master policy and the owner's own unit-owner (HO-6) policy, which may cover only the unit interior and contents. Owners should check the association's documents to see which items the master policy covers. (Maryland Insurance Administration, checked 2026-10-19)

Questions to ask the association

  • Does the declaration or any recorded amendment limit leasing, the number of occupants or the length of a lease?
  • Is an amendment on leasing being discussed or voted on now?
  • How many parking spaces go with the unit, and are any assigned as limited common elements?
  • What does the master policy cover inside the unit, and what is the deductible?
  • Will you provide a written statement of any unpaid assessments on the unit?

Put the answers in writing and give copies to your lender and closing attorney.
