What would it cost you to own a condo here?
Type in your own numbers. Nothing is pre-filled with a market figure, and the hints say where to find yours: the current tax bill, the association’s budget and statement of assessments, your HO-6 quote and the utility.
How property tax works here
A Lumpkin County tax bill follows one formula. Start from the county’s fair market value as of January 1, take the assessed share, subtract your exemptions and multiply by the millage rate.
The formula
- Georgia property is taxed on an assessed value equal to 40% of fair market value. Official Code of Georgia (via FindLaw), checked 2026-10-19
- Lumpkin County's 2026 tax flyer says value is set as of January 1 each year, assessed at 40%, and one mill equals $1 per $1,000 of assessed value. Lumpkin County, checked 2026-10-19
Both verified condo complexes sit inside the city limits, so a unit there gets a City of Dahlonega levy as well as county and school levies. Confirm any unit’s tax district on qPublic Lumpkin County.
The City rate, and why we stop there
City of Dahlonega millage
- The City of Dahlonega's net M&O millage rate was 3.701 mills for 2025 (5.508 in 2021). City of Dahlonega, checked 2026-10-19
- For 2026 the City's notice shows a net M&O rate of 3.464 mills, to be set at a council meeting on Monday, Oct. 19, 2026 at 4:00 PM. Treat 3.464 as proposed until adoption is confirmed. City of Dahlonega, checked 2026-10-19
The 2026 City figure is a proposal until the council adopts it. We could not verify adopted 2026 rates for Lumpkin County or the school district from a primary source, so we do not print them and we do not add the City rate to a county total. Use the rates on the current tax bill.
The Dahlonega Nugget reported (Aug. 27, 2026) that the Lumpkin County Board of Commissioners published notice of intent to roll back the 2026 millage rate for the unincorporated area. The figures were behind a paywall. (The Dahlonega Nugget, checked 2026-10-19)
Homestead: what you can claim and when
If the condo will be your legal residence, the homestead exemption lowers your taxable value. It is not automatic, and the seller’s exemption does not carry over to you.
Homestead in Lumpkin County
- To get a Georgia homestead exemption for a tax year, you must own the home and live in it as your legal residence on January 1 of that year. Georgia Dept. of Revenue, checked 2026-10-19
- Lumpkin County's flyer describes the standard homestead exemption as $2,000 deducted from the 40% assessed value. Lumpkin County, checked 2026-10-19
- Once granted, a Georgia homestead exemption renews automatically as long as the owner keeps living there; a new owner must apply for their own. Official Code of Georgia (via FindLaw), checked 2026-10-19
The timing matters. To get the exemption for a tax year, you must own and live in the home on January 1 of that year. Lumpkin County asks you to file with the Tax Commissioner by April 1. If you miss it, ask the Tax Assessors whether a late filing within your assessment-appeal window is accepted.
Filing dates
- Lumpkin County's 2026 tax flyer says homestead applications are filed with the County Tax Commissioner up to and including April 1; applications received later may be applied to the next year's bill. Lumpkin County, checked 2026-10-19
- Georgia DOR says taxpayers can now apply for homestead beyond the historic April 1 deadline, up to the end of their 45-day window to appeal the assessment notice. Georgia Dept. of Revenue, checked 2026-10-19
A second home you do not live in as your legal residence does not qualify. See property taxes on Dahlonega condos for more.
The condo lines buyers underestimate
Assessments are not optional, and they keep coming when the unit sits empty. The association can also pass part of a master-policy deductible to you after a loss, and a special assessment can arrive on top of the regular budget.
Assessment and insurance rules
- Not using your unit or the amenities does not excuse you from paying assessments. Official Code of Georgia (via FindLaw), checked 2026-10-19
- If the condominium instruments allow, the association can pass part of a master-policy deductible to affected owners, capped at $5,000 per owner per casualty loss. Official Code of Georgia (via FindLaw), checked 2026-10-19
- Loss-assessment coverage (an optional HO-6 add-on) can pay an owner's share of an association assessment for a loss above the master policy's limits. Maryland Insurance Administration, checked 2026-10-19
Where each real number comes from
| Line | Where the real number comes from |
|---|---|
| Property tax | Your price, the unit’s tax district on qPublic, the adopted rates and your own exemptions. Not the seller’s bill. |
| Association assessments | The association’s current budget and a written statement of unpaid assessments for that unit. |
| Special-assessment set-aside | The reserve study or budget, and minutes that mention planned repairs. |
| HO-6 insurance | Two or three quotes, after you read what the master policy covers. Check the building on FEMA’s flood map. |
| Water and sewer | The seller’s recent bills, which also show who the provider is. |
| Loan payment | A written loan estimate from your lender, not an online rate. |
Why we never show a typical bill
We have no verified source for dues or prices at either complex, and a typical tax figure would mix exemptions, tax districts and values that reset at each sale. The worksheet asks for your numbers instead and shows the math line by line. For dues and reserves, read condo dues and reserves.
